Real prices including minimums and commissions, which authorities each one files with (SES.Hospedajes, Mossos d'Esquadra, Ertzaintza), smart locks, integrations and public reviews. Checked on each vendor's website on 8 October 2026.
Since 2 December 2024 every tourist accommodation in Spain must report its guests through SES.Hospedajes (Royal Decree 933/2021), and in Catalonia and the Basque Country to the Mossos d'Esquadra and the Ertzaintza. Doing it by hand works with one flat; with five, it doesn't. Here are the apps that automate it, what each really costs, and who each one is for.
Price per property per month, VAT excluded, in the cheapest plan that files the police report. "Min." is the minimum number of properties you are charged for.

Sources: each vendor's pricing and integrations pages, their llms.txt files and their Trustpilot, Capterra and Hotel Tech Report profiles, checked on 8 Oct 2026 (Check-in Scan and TuriCheck don't publish their table in HTML; their figures come from third parties and Capterra). Prices change: confirm at the source before signing up. 📄 file: the app prepares the official file and the property uploads it to the police portal with its own login; ✅ means the app files it by itself.
What it is: Spanish software (Granada, since 2025) for online check-in, guest registration and key handover. The guest gets a link, scans their ID from their phone (OCR), signs the contract and, once done, automatically receives the door code. The report goes out to SES.Hospedajes, the Mossos d'Esquadra or the Ertzaintza, and in Italy, Portugal and Croatia to Alloggiati Web, SIBA and eVisitor.
Price: Basic plan €3.95 with one property, €3.50 for 2-5, €3.20 for 6-10 and €2.95 with 11 or more; 20 % off on annual billing (€2.36 with 11+). Basic already includes OCR, signed contract and police filing. Premium (€7.45 down to €5.45) adds smart locks with a unique code per booking, fixed key-box codes, upsells and tourist tax. Enterprise adds automatic WhatsApp messages and an AI that answers guests. No minimum units, no commitment; 30-day trial without a card. 8 % commission only on upsells you sell.
Pros: covers all three Spanish police systems plus three more countries; the only one on the list with Tuya/Smart Life and with fixed codes without a smart lock; automatic connection with Lodgify, Smoobu, Hospitable, Cloudbeds, Hosthub and NowiStay, on request with Beds24, Hostaway, Hostfully, Guesty, Channex and others; iCal too; optional built-in channel manager; and free setup if you ask for it.
Cons: the youngest company on the list, with few reviews so far (5 on Trustpilot, 1 on Capterra, 6 on Google). WhatsApp and AI only in Enterprise.
Who it's for: 1 to 50 properties that want the whole chain automated, not just the report. Especially with smart locks or key boxes, or properties in Catalonia or the Basque Country. See pricing · Try 30 days free.
What it is: the market leader (Seville, since 2018): 200,000+ properties in 45 countries, 9 languages, biometric identity verification, damage protection, payments, upselling and a white-label guest app.
Price: Basic €3.95, Premium €5.95 (Basic plus one premium feature of your choice: identity, locks, digital guide, e-invoicing or guest app) and Enterprise €7.95 per property per month. Minimum of 3 units on the monthly plan and 20 on the annual one: with one flat you pay for three. Commissions: 10 % on upsells, 1.5 % + €0.30 on deposits and 1.5 % + €0.99 on online payments. 14-day trial.
Pros: the widest integration footprint there is (40+ PMS, ~20 lock brands, 18 countries with direct legal filing). For hundreds of units across several countries, it's the reference.
Cons: minimums and commissions make it expensive for small hosts; its 50,000 Trustpilot reviews are almost all from guests who checked in, while on Capterra (hosts) it scores 2.6 with 7 reviews.
Who it's for: large managers, chains and anyone operating outside Spain.
What it is: Spain's reference low-cost app. Online check-in with nothing to install, document reading for 150 countries, signature, QR check-in (ParteeGO) and filing with SES.Hospedajes, Mossos and Ertzaintza.
Price: "from €1.69 per month"; the exact price comes from a calculator based on property type, rooms and beds — no public table. One month free without a card. A year ago it advertised "from €1.49".
Pros: the cheapest option that covers Mossos and Ertzaintza; well-rated native apps (4.8 on Google Play); integrations with Octorate, Beds24, AvaiBook, Lodgify or Icnea.
Cons: Spain only; locks limited to TTLock, GrinPass, Yacan and Saga (no Nuki); little guest-messaging automation.
Who it's for: hosts who just want to comply at the lowest cost and handle keys themselves.
What it is: the document-scanning specialist (Mijas, Málaga): 8+ million check-ins, apps with 425,000 downloads, filing with SES, Mossos, Ertzaintza and Turespazo (Galicia), plus Italy, Portugal and Croatia.
Price: three plans at roughly €6.95, €8.95 and €13.95 per property per month on annual billing (the table loads via JavaScript and can't be read without an account; third-party figures). Monthly billing is only available from 10 properties. 14-day trial of the Ultimate plan.
Pros: very reliable document scanner, also at the front desk; highly rated support; full authority coverage.
Cons: the highest price on the list, especially with locks (top plan); several reviews complain about 2025 price increases.
Who it's for: hotels, hostels and campsites with a physical reception and high volume.
What it is: a platform born from a 40-apartment operator. Check-in portal with document scanning, validation before filing, cancellation and re-filing of reports, and Nuki, TTLock and igloohome locks on the top plan. Files with SES.Hospedajes and Alloggiati Web (Italy); for the Mossos d'Esquadra and the Ertzaintza it prepares the official file and the property uploads it.
Price: €3 Basic, €5 Pro and €7 Business per property per month, with automatic discounts from 4 properties. No minimum. Three months free, although the trial starts when you choose a plan and add a card.
Pros: clear pricing, no commissions, guest portal in 6 languages, covers Italy, integration with Amenitiz, Cloudbeds, Hostaway, Lodgify and Octorate.
Cons: in Catalonia and the Basque Country the last step is yours: it prepares the Mossos or Ertzaintza file and you upload it to the portal within 24 hours; no Portugal or Croatia; no public reviews.
Who it's for: properties in Spain or Italy on one of its PMS that want the lowest price and don't mind uploading the file by hand in Catalonia or the Basque Country.
What it is: online check-in in 9 languages with filing to SES.Hospedajes, stored digital signatures and an audit trail. Imports bookings via iCal (Booking, Airbnb, Vrbo, Expedia, Holidu…).
Price: €5 + VAT per active property per month. No minimum. 15 days free without a card.
Pros: simple and transparent; guest check-in keeps working even if the subscription lapses; lots of useful legal content.
Cons: Mossos and Ertzaintza "coming soon"; no locks or API integration with PMS; no OCR declared.
Who it's for: one or a few flats outside Catalonia and the Basque Country, without a smart lock.
What it is: "SES Hospedajes automated", built by hosts: check-in form, automatic tourist rental contract, annual report for the Property Registry and iCal sync with a dozen portals.
Price: €5 + VAT per apartment per month, 20 % off annually and discounts in tiers of 5. No minimum (hotels: 10 rooms). 15-day trial.
Pros: contract and annual report included; very active blog on host operations.
Cons: SES.Hospedajes only; no document scanning or locks; no public reviews.
Who it's for: individual hosts who want the paperwork handled and nothing else.
What it is: iOS and Android apps to register guests with SES.Hospedajes, with OCR, per-apartment arrival guides, the NRUA information form, deposits and Nuki on the higher plans.
Price: tiered, not per property: Basic €4/month for 1 property, Premium €10/month for up to 5 and Ultra €20/month unlimited. 14-day trial.
Pros: the Ultra plan is very cheap from 6-7 flats; syncs Airbnb and Booking bookings and messages.
Cons: SES.Hospedajes only; no PMS integration; blog inactive since May 2026; no public reviews.
Who it's for: Airbnb and Booking hosts without a PMS, outside Catalonia and the Basque Country.
What it is: the cheapest there is: the guest fills in a form from their phone and the report goes to SES.Hospedajes.
Price: €1 + VAT per property per month, no minimums or commitment. Three weeks free without a card.
Pros: the price. Retries failed reports and tracks status.
Cons: no OCR (the guest types everything), no Mossos or Ertzaintza, no locks, no integrations.
Who it's for: one flat and the lowest possible spend.
What it is: online and in-person check-in filing with SES.Hospedajes and Portugal's SIBA, digital guide, upsells and iCal import. Website in Spanish, Portuguese and English.
Price: per its Capterra listing, €4.25 per home, €1.50 per room and €1.40 per bed per month. Its pricing page loads via JavaScript.
Pros: per-bed pricing for hostels; covers Portugal.
Cons: no Mossos or Ertzaintza; no locks; no reviews; its website still calls the Portuguese authority "SEF", which has been AIMA since 2023.
Who it's for: hostels and anyone with properties in both Spain and Portugal.
What it is: the guest-registration module of the AvaiBook PMS (idealista group). Files with SES.Hospedajes, Mossos and Ertzaintza from the booking itself.
Price: included in the PMS plans; not sold separately.
Pros: if you already use AvaiBook, you don't need another tool.
Cons: if you don't, switching PMS for check-in makes no sense.
Who it's for: AvaiBook customers.
What it is: online check-in for hotels and chains (3,000+ hotels, part of HBX Group since 2025): guest registration, kiosks, upselling, locks and 50+ PMS.
Price: not published; demo only.
Pros: deep hotel integration (Cloudbeds, Mews, Oracle, apaleo…).
Cons: not designed for apartments; Hotel Tech Report reviews (3.3) mention unannounced costs.
Who it's for: mid-size hotels and chains.
Others we've seen and left out because they are very local, new or without public pricing: HazCheckin, Delfín, CheckinGO, Checkin Vacacional, Roomonitor, Hospedaje Digital and the registration modules of PMS such as Lodgify, Smoobu or Octorate (which in Spain usually rely on one of the above).
Create your account, connect the calendar and run a test check-in. 30 days free, no card, no minimums.
Try GoToCheck freeNo. You can register each guest manually on the Ministry of the Interior's SES.Hospedajes portal. What the app saves is the work: requesting documents, typing data and remembering the deadline, which in Spain is the day of arrival (and 24 hours for the other authorities).
GoToCheck, Chekin, Partee, Check-in Scan, AvaiBook Fast Check-in and Civitfun file it for you. BookCheckin prepares the official Mossos and Ertzaintza file and the property uploads it. RegistroViajero, HolaHuésped, BnCheck, Autoregistro and TuriCheck only file with SES.Hospedajes, which does not forward to the regional police forces.
Per month, VAT excluded, on each vendor's basic plan: Autoregistro €10, Partee about €17 (quote-based), BookCheckin €25, GoToCheck €32 (€25.60 annually), Chekin €39.50 plus commissions, RegistroViajero and HolaHuésped €50, Check-in Scan about €70.
Autoregistro, at €1 per property per month, but without document scanning. With a scanner, Partee ("from €1.69") and GoToCheck (from €2.36 on annual billing with 11+ properties; €3.95 with one).
Guest registration is the legal obligation: reporting the guest's data to the police. Online check-in is how you collect that data without being there: the guest fills it in from their phone before arriving. Almost every app on this list does both; some also hand over the key or code at the end.
